Request for Proposal (RFP) for the acquisition by lease of a minimum of 4,000 square feet of office and meeting space for the Cape Light Compact JPE. The preferred location must be centrally located in either the Town of Barnstable or Yarmouth, Massachusetts. The Compact requires a thirty-six (36) month lease commencing January 1, 2022 with one (1) additional thirty-six (36) month option exercisable at the sole discretion of the Compact and subject to funding appropriation. The leased premises must be ADA accessible and include: minimum five private offices for single occupants and one private office for two occupants; separate equipment room; small conference room (6-8 capacity); large conference room (25 capacity plus 12 additional chairs); kitchen/utility area with sink, countertops, refrigerator, microwave, and coffee machine space; separate men's and women's restrooms; on-site or adjacent parking for 15 cars daily and up to 35 cars one day per month; high-speed internet access, phone system capabilities; heat and air conditioning. Monthly rent must include all utilities (refuse removal, gas, parking, electric, water, sewer/septic charges). The Compact currently pays $7,500 per month all-inclusive for comparable space. Proposers must demonstrate clear title to property, financial stability, and compliance with all town codes and regulations. The lease is subject to receipt of funds from various sources to support the Compact's Energy Efficiency Plan; if funding is terminated, suspended, or restricted, the lease becomes null and void.
